We are a full service property management company. We are experts at managing rental properties. That means we will handle every facet of your property. Sureway will handle all communication with your tenants - calls, texts and emails. Our services fall into eight basic categories

  • Marketing – We have more experience with marketing rental homes because as a property management company, rentals are our main focus.  We will provide you with a free analysis of rental properties like yours in the area and what they are getting for rent.  We will take photos and list the property aggressively.  We will coordinate all showings. We interview and screen all tenants. We will present all qualified applicants to you.  You are still the boss so once you approve a qualified tenant, we will draw up the lease and collect signatures.
  • Screening – We thoroughly evaluate each application.  This is a critical step in the process, so we take it very seriously.  Tenant applicants must complete an online application so we can pull their credit and rental history.  We also take the time to go through each supporting document such proof of income and identification documents.
  • Collections – Because we screen tenants so carefully, we rarely have a collection issue.  At the same time, even good tenants can run into an unexpected financial issue.  We are experienced at keeping up communication with the tenant.  We make payment plans and keep the tenant engaged until they are up to date with their rent.
  • Maintenance – Preserving your property and avoiding big expenses is extremely important to our owners.  When there is a repair, we want to be responsive to the tenant.  Providing good service when an issue does come up, helps make sure the tenant stays in the property longer. That keeps the rent flowing to the owner.  We have built relationships with qualified, reliable, repairman in the area.  Handyman, painters, plumbers, electricians – we have many reliable partners to get the work done quickly and for a good price.  If the owner already has a repairman they want us to use – no problem at all. We are happy to use a technician the owner already knows.
  • Reporting – We carefully record every expense for your property.  Our online owner reporting suite is easy to read and easy to customize for one property or even a large portfolio.  Costs are broken down in multiple categories.  Reports can be run monthly, quarterly, or a custom range of dates and delivered to your email on a regular basis.  When tax season comes, we provide a year-end document to you and your accountant that leverages all your property’s tax benefits.
  • Evictions – Managing several hundred properties gives us the experience in how evictions are filed and processed.  We have relationships with the top attorneys that specialize in evictions.  Our experience means if we need to go to court on your behalf, we will be ready and prepared.
  • Inspections – We are committed to a thorough inspection when any lease begins.  It’s important for the protection of the owner that we know exactly what the property looked like when the lease started.  This way, if we find damage to the property when the tenant moves out, we know it was caused by the tenant.  We use the latest software to photograph the property. We take a LOT of photos!  In fact, for a typical, 4 bedroom, 3 bath home, we can take between 250 and 350 photos.  Every wall, every floor, every appliance – even inside the oven is photographed and organized in our inspection software. We would be happy to share a sample if you like.
  • Handle all Tenant calls, emails, texts, and issues – No more maintenance calls in the middle of the night. No more tenant issues taking up your personal time on the weekend.  We handle all tenant interaction.  Leak under the sink, neighbor’s dog is barking, a tree fell on the fence – any issue that comes up.  All the calls, emails and text go to us, instead of you.  Let us handle it so you can focus on your family, your career, and your own enjoyment.
