5 Winter Rental Property Tips

New Jersey is on track to have one of the coldest winters this season. In addition, several towns have had snowfall totals that are well above. Taking care of your rental property is important when temperatures get low. Here are a few tips for taking care of your property and yourself:

  • Get a programmable thermostat  Programmable thermostats pay for themselves in just one winter season. Set the temperature to drop around bedtime and rise when you wake up. You won’t notice it’s cooler in the middle of the night and you will save on heating costs.
  • Check that windows are sealed tight  Run your hand around old windows and doors to look for drafts. For a very small cost, a bit self-stick weather stripping can be a great investment.
  • Change your furnace filter  Your furnace is working overtime all winter. A clogged filter can put a strain on the furnace resulting in a breakdown just when you need it the most.
  • Avoid Frozen Pipes  A broken pipe in the winter can be a mess. Insulate water pipes anytime you can. If you have a particular pipe that is susceptible to freeze, let that pipe’s faucet drip just a little, to avoid having the pipe freeze. Any water going to outside garden hose spigots should be shut off completely.
  • Clear snow and ice from your car; the whole car – It’s a courtesy to other drivers and it’s the law. Most states require you to clean not only the windows but the roof too. Snow and ice could hit the car behind you if it’s not removed.
